Applying & Viewing Apartments

We require an application to be submitted before we schedule any viewings. We also suggest waiting until you are ready to rent before seeing any units. Things shift quickly around here, and the apartment you see may not be open by the time you are ready to rent.
Not necessary. Once we have your information on file, if you are pre-approved, you can speak to the Leasing Agent about different units you are interested in seeing.
There are many factors when pricing is determined. The floor the unit is on, the view, what side of the building, if there is a balcony, etc. If you are interested in learning more, you are welcome to contact the Leasing Agent to further discuss.
While we technically do not have any senior buildings, we have several that have mostly senior residents, and we try to keep that in mind when filling the empty units.
For 1–2-bedroom units, it’s a maximum of 2 people (except for 100, which is 2 people for a 1-bedroom and 4 people for a 2-bedroom). Our 3-bedroom units at 100 are for up to 5 people.
We do have wheelchair accessible units in a lot of our buildings, and yes, we do have walk-in showers. Most of the standard units do have tub/shower combos.

Rent, Deposits & Payments

Deposits are held on file at SNB. Once we submit the SDRA on your behalf it is out of our hands. We suggest touching base with them directly for accurate information and updates.
We prefer an Interac e-transfer as it is the fastest and most efficient way of tracking the deposit. However, you are able to write a cheque and bring it to our office or pay in exact cash, as we do not have a cash box to provide change.
We can provide you with a receipt of payment from our office. You will also receive a Certificate of Deposit in the mail from SNB showing that your deposit is on file with the government.
Monthly rent payments are no problem to set up equally between tenants. We will just require the necessary paperwork (PADs, void cheque). We prefer that one deposit is received, but if needed we will accept 2 deposits.
No. The deposit is non-refundable, and if you back out before your lease starts, you will lose your deposit.
Unfortunately, we don’t make a habit of changing the automatic payment date for rent payments. Our system is set up to debit all accounts on the 1st of the month.
Yes, you can. Notify our office and we will send you an updated Pre-Authorized Debit Agreement to sign and request a void cheque for the new account.
Unfortunately we cannot accommodate this as the unit has been rented as of the 1st of the month and the rent is needed to help cover those costs.

Leases, Insurance & Moving In

Yes, all tenants are required to show proof of tenant insurance with a minimum of $1,000,000 liability coverage.
Additional sewage coverage is your choice.
 $1,000,000 minimum, however many tenants choose to go with $2,000,000.
Yes. All leases renew automatically annually unless we receive a written 3-month notice before the lease
termination date.
No, all leases are on a yearly term until the tenant has lived with us consistently for 5 years.
This depends on when the current tenants are vacating. If they are out of the unit earlier, this may be possible. At
times, an additional prorated fee may apply.
Yes. Leases are signed electronically and you will receive a PDF copy once signed. A copy will also be available in the Building Stack tenant portal.

Apartment Features, Utilities & Storage

You will need to contact NB Power before your move-in date to get electricity switched to your name. Hot water is included in your monthly rent.
Most of our buildings have storage units available for an additional fee. Speak with a Leasing Agent to see what is
available and pricing.

Pets, Parking & Building Rules

This is to be discussed with the Leasing Agent/Leasing Manager.
We do not typically allow snakes, but other smaller reptiles may be discussed with the Leasing Agent/Leasing
Manager. If approved, the Pet Policy would need to be signed.
There isn’t a designated quiet time, however we ask tenants to be quieter during nighttime hours from
approximately 9 PM – 8 AM.
Not on a balcony. If it is a townhouse, it’s fine.
 If you are paying for a parking spot and no longer need it, it can be removed from your lease. For buildings where parking is included, you are welcome to simply not use the space.
Some buildings are pet-friendly while others are not. Approval depends on the building and type of pet.
All Hanson Rentals buildings are non-smoking.
Additional parking spots may be available depending on the building and availability.
